[*] Scope of Service:

(1) Vendor needs to provide property management services to the government authority located in Columbus, OH.
• Perform regular property inspections to evaluate building conditions;
• Provide onsite maintenance tech during regular business hours, 8-5 Monday through Friday excluding organization holidays;
• Perform minor repairs including but not limited to HVAC, plumbing, electrical, glass replacement and general maintenance such as lighting testing and replacement, trash and snow/ice removal;
• Advise the organization of extensive repairs or conditions that pose a threat to health or safety;
• Provide 24-hour service to respond to emergency situations;
• Contract negotiation, bid management, supervise vendor service, contract administration, project management and resource acquisition as it pertains to property management;
• Log all maintenance requests and outcome of requests including response time;
• Coordinate all scheduled and unscheduled maintenance work and real property management activities with appropriate organization staff, neighboring property owners and others as required;
• Provide comprehensive janitorial and engineering inspections;
• Manage emergency management control system services, fire protection systems, elevator, waste management, pest control;
• Maintain equipment inventory, preventive maintenance schedule and service history;
• Establish and maintain a property management record and file system to be implemented upon contract execution;
• Accounting / Financial Reporting
